Civil works

Civil works in facilities management refer to the maintenance, repair, and sometimes minor construction or renovation of a facility's physical infrastructure.

Key Components and Types of Civil Works in Facilities Management:

  1. Structural Integrity:

    • Foundation Maintenance: Inspecting for cracks, settlement, and moisture issues; underpinning or grouting if necessary.

    • Column, Beam, and Slab Repairs: Addressing cracks, spalling (concrete deterioration), rebar corrosion, and structural strengthening.

    • Wall Maintenance: Repairing cracks (hairline to structural), dampness, efflorescence, and ensuring wall stability (brickwork, plaster).

    • Roofing: Inspection, repair, and replacement of roofing membranes, tiles, sheeting, waterproofing, and ensuring proper drainage to prevent leaks.

    • Basement/Underground Structures: Waterproofing, damp proofing, and structural repairs in basements, sumps, and underground tanks.

  2. Exterior Finishes and Elements:

    • Facade Maintenance: Cleaning, repainting, repairing cladding, glass panels, and exterior plasterwork.

    • Window and Door Maintenance: Repairing frames, glazing, hinges, locks, and ensuring proper sealing and weatherproofing.

    • Balconies and Terraces: Repairing flooring, railings, and waterproofing.

    • Paving and Hardscapes: Repairing and maintaining walkways, driveways, parking lots (asphalt, concrete, pavers), curbs, and gutters.

    • Boundary Walls and Fencing: Repairing and maintaining perimeter security elements.

  3. Interior Finishes and Elements:

    • Flooring: Repairing, polishing, or replacing various types of flooring (tiles, marble, granite, concrete, carpeting, wooden flooring).

    • Walls (Interior): Plaster repairs, painting, wallpapering, and addressing any dampness or mold issues.

    • Ceilings: Repairing false ceilings (POP, gypsum, grid ceilings), plaster ceilings, and addressing water stains or cracks.

    • Partition Walls: Repairing or reconfiguring non-structural partition walls.

    • Carpentry and Joinery: Repairing and maintaining doors, windows (frames, shutters), built-in cupboards, cabinets, and general woodwork.

    • Painting: Interior and exterior repainting and touch-ups.

  4. Site Infrastructure and Grounds:

    • Drainage Systems (Surface): Maintaining stormwater drains, manholes, and culverts to prevent waterlogging.

    • Landscaping and Green Areas: Maintaining lawns, gardens, trees, and irrigation systems. This also includes hard landscaping elements like pathways, gazebos, and seating.

    • External Features: Maintaining signage, flagpoles, guard houses, and other standalone structures.

    • Roads and Pathways within the Facility: Repairing potholes, cracks, and ensuring proper markings.

  5. Minor Renovation and Refurbishment:

    • Making minor structural changes (e.g., creating a new doorway, removing a non-load-bearing wall).

    • Remodeling office spaces, restrooms, or common areas.

    • Carrying out fit-out works for new tenants or departments.
